If at anytime you decide that you're not happy with me as your listing agent, you will be allowed to exit our listing agreement provided that you agree:

1. To reimburse me for all out-of-pocket expenses incurred in the process marketing your property (i.e. - photography, printing, advertising, mileage, etc)

2. That any buyer who became aware of your property during my tenure as your listing agent and then subsequently purchased it after you've been released from our contract means that I've earned my commission and therefore you agree to pay it.
